Waterside property can appeal to boating families because the sea becomes part of everyday life rather than a destination reached only on holiday. Buyers should still separate beach access from marina access, because the two are not the same right.
Ten designs create different layouts
The release combines Beach and Coral collections designed by several architecture and design studios. Homes range across five, six and seven bedrooms, with the larger Coral properties extending well beyond the scale of a conventional holiday house.
Orientation, plot position and neighbouring construction can make two homes in the same development feel very different. A site visit is more informative than relying only on a masterplan or rendering.
Palm Jebel Ali is still taking shape
Nakheel says phased handovers are scheduled from late 2026 into 2027. That timetable is a developer statement and should be checked against the contract for any individual property.
Infrastructure, landscaping and nearby amenities may also continue to evolve after the first residents arrive. Buyers should ask what will be completed at handover and what remains part of a later phase.
Beachfront living is not a private harbour
Direct access to sand and sea can suit swimming, paddleboards and relaxed coastal days, subject to local rules. It does not automatically permit mooring a boat offshore or running a tender onto the beach.
